A 409-unit affordable housing development is planned along Old Dixie Highway in southern Miami-Dade County, bringing new apartments and retail space to the Leisure City area near Cutler Bay.

Magnolia Point Phase 1 is planned for SW 296th Street near Old Dixie Highway. The mixed-use development will span about 476,000 square feet across five buildings ranging from three to six stories.

The project will include 409 affordable apartments and 7,510 square feet of neighborhood-serving retail space, according to an announcement from construction firm ANF.

Legacy Five Developments is leading the project, with Palenzuela & Hevia Design Group serving as architect. ANF has been selected as construction manager.

"We look forward to partnering with the development team to deliver much-needed, high-quality housing that expands affordable housing opportunities in the community, while creating local jobs and maintaining an unwavering commitment to safety and excellence," ANF CEO Al Fernandez said in the announcement.

Apartments planned near South Dade transit

Magnolia Point will include studio and one-, two- and three-bedroom apartments ranging from about 771 to 1,163 square feet.

Plans call for three six-story buildings, one five-story building and one three-story building.

Amenities are expected to include a clubhouse, swimming pool and playground.

The development is planned directly across from a station along Miami-Dade's South Dade transit corridor, giving future residents access to public transportation.

Florida Housing Finance Corp. records place the development northwest of the intersection of SW 296th Street and Old Dixie Highway.

Completion targeted for 2028

Magnolia Point Phase 1 is targeted for completion in the third quarter of 2028.

A construction start date has not been announced.

The project is planned for the Leisure City area of unincorporated Miami-Dade County, south of Cutler Bay.
