Cutler Bay homeowners in the 505-home Cutler Cay community will pay a lower annual assessment next fiscal year, though the board still needs to make it official. The Cutler Cay Community Development District Board of Supervisors will vote on the fiscal year 2026/2027 final budget at a public hearing Monday, July 13, at 6 p.m. at the Cutler Cay Community Clubhouse, 7755 SW 192nd St.
Lower Assessment Offsets Rising Costs
District Manager Gloria Perez told the board at its May 11 meeting that the overall assessment for 2026/2027 is lower than the current year's levy. At the same time, Perez noted, "the maintenance budget has increased substantially due to various projects and new requirements." The decrease appears driven by debt service savings offsetting those higher maintenance costs, though exact per-unit figures have not been released in the published agenda materials.
Reserves Earmarked for Infrastructure Repairs
The district held total reserves of $729,125 as of March 31, allocated across road maintenance ($257,900), pipe repairs ($208,000), lake bank erosion ($140,425) and stormwater drainage ($122,800). Available funds are projected to reach approximately $1 million by Sept. 30.
Three Board Seats Up for Election
Three of the board's five seats expire in November 2026. Chair Omar Fonte, Leo Corradini and Aileen Milian all face the end of their terms. The July 13 agenda includes an announcement of qualified elector certification and a review of Miami-Dade County Supervisor of Elections candidate data, signaling the election cycle is underway.
Waterfall Repairs, New Schedule on Agenda
The board will also consider resurfacing the waterfall ponds at the community's southern entry and adopt a new meeting schedule for fiscal year 2026/2027, Resolution No. 2026-02.
