Palmetto Bay residents can weigh in on a proposed 175-unit apartment building at a hybrid public workshop scheduled for Thursday, Nov. 5, at 6 p.m. at Village Hall.

The workshop will focus on the amended site plan resubmittal for 1 Franjo LLC, according to a village notice posted Oct. 29. The village described the proposal as a multi-family residential building in a Constant Contact email announcing the event.

The village's administrative site plans page lists the project as application SP-26-007. Las Mercedes Holdings IV, LLC is the property owner, and 1 Franjo LLC is the applicant. The property is at 9500 SW 108th Street in the Main Street Sector. Edgar Medero, listed as a principal planner on the village's site plans page, is the staff reviewer.

The application status is "under review." The date of submittal is listed as June 22. The village has not publicly detailed what changed in the amended resubmittal.

What the village code says

The village is holding the workshop under Section 30-30.2(v) of its code. The session gives the applicant a chance to present the site plan and gives residents a forum to ask questions and provide feedback, according to the village email.

Under Section 30-30.3 of Palmetto Bay's Land Development Code, the Planning and Zoning Department can review certain site plan applications without a public hearing. But when the department believes a proposed plan could produce area-wide impacts because of its design, intensity or scale, it will forward the item to the Village Council for review and action during a public hearing, according to the village's site plans page.

How to participate

The workshop is hybrid. Residents can attend in person or join online. Village Hall is at 9705 East Hibiscus St., Palmetto Bay, FL 33157. Residents seeking the virtual access link or additional details can call the village at 305-259-1234.
